GR Carriage HouseD4 Equity seeks to identify opportunities that provide exceptional investor returns without exceptional risk. We focus on underserved markets for equity: New developments in second or third tier markets financed with government guaranteed debt, and rehab of existing multi-family housing with opportunity for enhanced returns.

The HUD 221.d.4 program provides government guaranteed loans for construction of market-rate, workforce housing. D4 Equity identifies and co-invests in 221(d)(4) markets throughout the United States. Because of bureaucratic process, uncertain timing, and other barriers to entry, this market is chronically short of equity capital. Both developers of these projects and HUD-qualified lenders bring us investment opportunities.
Gaining access to the 221(d)(4) program is complex, rigorous and generally available only to those that have prior HUD experience. D4 Equity ownership has extensive experience in working with HUD and is well-equipped to navigate the unique challenges and complexities of the program. D4 Equity’s experience affords investors access to outstanding returns accompanied by a lower risk profile typically available only to a small group of investors.
